Our attorneys have represented both landlords and tenants in commercial leasing matters. Hunt & Jeppson has drafted and reviewed numerous leases for office, retail, industrial and other commercial properties; we have successfully negotiated numerous leases and lease terms on behalf of our clients; and we have negotiated and litigated a number of lease breaches and early terminations for our clients. Because all real property, including commercial property, is part of a small local market which is different than other markets—no matter where it is located, our experience in our local markets is invaluable. If you are involved in commercial leasing, give Hunt & Jeppson a call to see how we can help you. (top)

Landlord/Tenant

Many aspects of property and real estate law require that we are well versed in dealing with landlord/tenant issues both in commercial and residential settings and, as such, we have handled all aspects of landlord/tenant law. While some circumstances require quick and aggressive formal legal action, we realize there are many ways to resolve disputes between the parties that prove to be less costly and more effective for our clients. Mechanics’ Liens

Mechanics’ liens are liens placed on an owner’s property by a subcontractor, laborer, or material provider who has not been paid by the owner’s contractor hired for a work of improvement to the property. The notice, recording and foreclosure of mechanics’ liens are strictly controlled by law, and compliance with the requirements and timing specified by law is crucial. Whether you are the property owner, the general contractor, or the subcontractor who wants to record a mechanics’ lien, contact Hunt & Jeppson at the beginning of the project or your work on it to see how we can assist you.(top)

Contracts

Properly drafted and reviewed contracts and agreements are indispensable parts of doing business in the property, real estate, and construction industry. And those contracts and agreements must be drafted properly, not only to comply with applicable law and set forth the material terms of the parties’ agreement, but with a view toward heading off disputes and questions before they arise. Hunt & Jeppson will be pleased to draft or review your contracts and agreements, and to assist you in negotiating them, if you so desire. (top)

Title and Ownership Interests

Critical to many aspect of property, real estate, and construction law are the issues of title and other ownership interests. Hunt & Jeppson will represent you with any dispute over title or other ownership interests related to issues such as easements, property lines, prescriptive easements, adverse possession claims, chain of title, etc. and make sure your rights are protected in any transactional matter.(top)

Additional Information

In addition to the above, Hunt & Jeppson also works with clients to resolve issues and problems that have arisen with regard to their real property ownership, development, or work. Contact an attorney early in the process—most property, real estate and construction contracts have requirements preliminary to filing a lawsuit, and you could waive valuable rights if you do not follow those contractual requirements. Our attorneys will be pleased to assist you in attempting to resolve these questions and disputes before they get to the courthouse but, in the event litigation cannot be avoided, Hunt & Jeppson will aggressively prosecute your claims or defend you in court.
